Property Condition Assessments

ProGEA’s team of assessors have experience in undertaking Property Condition Assessments (PCAs) on all major building types and sectors throughout North America, Central America, Caribbean, South America, and Europe. Our assessors understand that each real estate transaction has its own set of due diligence needs, which are assessed to minimize the risks for our clients .

As a minimum requirement our PCA assessments meet ASTM E2018-15 Standard Guide for Property Condition Assessments, however we offer varying levels of report, and excel in offering more thorough ‘equity’ level assessments, to enable our clients, to gain a much deeper understanding of the risks associated with each property. We ensure that the specific requirements of each client / project are understood and incorporated when developing each project scope, resulting in a holistic and bespoke service offering.

On all PCA projects we provide a visual assessment of the subject property to identify areas of deferred maintenance, current and future capital repair / replacement requirements and maintenance needs to provide a holistic capital plan. We review all major building elements including; site, structure, exterior facade, interiors and roofing systems in addition to major building systems such as; mechanical, electrical and plumbing, fire and life safety, and conveyance systems. We also provide a summary review of the Americans with Disability Act (ADA), and planning and code requirements.

Having undertaken assessments in multiple countries and having assessors with different subject expertise, we are able to offer a well-rounded and holistic service, while understanding and delivering to the often-constrained timelines during acquisitions.
